Building in Northumberland

Northumberland mixes lakeshore towns, century main streets and a lot of rural land. That shapes how projects run here: many lots are on private wells and septic, older downtown homes sit in heritage districts, and lakeshore properties fall under conservation authority rules. We plan for all three in the first budget.

Colborne and Cramahe Township

Our base. In Cramahe, permit applications start with a zoning review appointment with the planning department before the building permit, and additional residential units have their own review schedule. Septic and plumbing permits go through Northumberland County, and rural properties without an approved entrance need an entrance permit and a 911 number from Public Works. Cramahe's building department is at building@cramahe.ca and 905-355-2821.

Cobourg

Cobourg's downtown and several of its older residential streets are heritage conservation districts, where exterior changes need a heritage permit as well as a building permit. The town has a deep stock of Victorian and Edwardian brick homes near the waterfront, post-war bungalows, and newer subdivisions on the edges of town. Port Hope

Port Hope has one of Ontario's best-preserved 19th-century main streets, and its heritage district shapes what can change on the outside of a building. Inside, many of its older homes need the full set: wiring, plumbing, insulation and structure brought up to date before the finishes go in. Ganaraska Region Conservation Authority regulates development near the Ganaraska River and the lakeshore.

Brighton, Grafton, Campbellford and Warkworth

Brighton sits beside Presqu'ile Bay, and waterfront work there and in Cramahe and Trent Hills runs through Lower Trent Conservation. Grafton, Campbellford and Warkworth are mostly rural lots, which means drilled wells, septic systems, longer driveways and, often, the best sites for geothermal horizontal loops.

Trenton, Quinte West and Belleville

East of our base, the Quinte towns are a mix of military-era housing in Trenton, older homes in central Belleville and new subdivisions on both cities' edges. We take on renovations, additions, custom homes and commercial fit-outs across Quinte.

Climate and lakeshore building

Close to Lake Ontario, wind and humidity are the constants. We pay extra attention to flashing, air sealing and ventilation, to roofs with ice-and-water protection, and to stone and interlock built on bases deep enough for repeated freeze and thaw.
