Cost guide

How much does it cost to build a custom home in Ontario in 2026?

In 2026, most mid-range custom homes in Ontario cost about $375 to $550 per square foot to build, high-end homes $550 to $650, and luxury homes $650 to $900 or more. A 2,500 square foot mid-range home therefore runs roughly $940,000 to $1.4 million for construction, before land, HST, septic and well, and landscaping.

Published Ontario guides disagree by about 20 percent, mostly because some include soft costs and some quote the GTA, where prices run higher. Northumberland, Quinte and Peterborough generally sit below GTA pricing, but rural sites add their own costs (below).

What the per-square-foot number usually leaves out

  • Land, and any demolition of an existing house
  • HST at 13 percent on construction. New-home HST rebates changed in 2025 and 2026, including new relief for first-time buyers, so confirm what applies to you with your accountant before budgeting
  • Septic system and drilled well on rural lots, often $40,000 to $80,000 or more together, depending on soil and depth
  • Driveway, grading and landscaping
  • Design, engineering, permits and development charges
  • Utility connections: hydro service, gas or propane, internet
  • Contingency: plan 5 to 10 percent

What moves the number most

  1. Size and shape. Simple rectangles cost less per square foot than many corners and roof lines.
  2. Glazing. Large windows and glass walls are among the biggest line items in modern homes.
  3. Finishes. Custom millwork, slab stone and imported fixtures add quickly.
  4. Mechanical. Geothermal, in-floor heat and full automation add up front and save over time.
  5. Site. Rock, slopes, waterfront approvals and long driveways all add.

Timeline: first meeting to move-in

  1. Budget and site visit: 2 to 4 weeks
  2. Design and pricing: 2 to 4 months
  3. Permits and approvals: 1 to 3 months, longer with conservation authority or Parks Canada approvals
  4. Construction: 9 to 14 months

Altogether, plan on 12 to 20 months.

Local notes

Northumberland County and Quinte

Many lots are rural, so wells, septic permits through Northumberland County and entrance permits are common. Lakeshore lots fall under Lower Trent or Ganaraska Region conservation authorities. See Northumberland County.

Peterborough and the Kawarthas

Waterfront lots on the Trent-Severn Waterway need Parks Canada approval for shoreline work, and Otonabee or Kawartha Conservation regulates development near water. Colder, snowier winters favour a tight envelope and good heat pumps or geothermal. See Peterborough.

Barrie (from 2027)

Snowbelt roof loads and winter site access shape the schedule. See Barrie.

Licensing and warranty

Anyone building a new home in Ontario must be licensed by the Home Construction Regulatory Authority (HCRA) and enrol the home with Tarion, which gives you the statutory new home warranty. Check any builder in the Ontario Builder Directory. NEUE is HCRA licensed and Tarion registered.
